The house in Karaburun, designed by Ofisvesaire, is settled in an environment with olive trees and scrubs on a hillside and offers its users a panoramic sea view and a peaceful life in a city life-free zone.

About Project

The settlement approach in the region was examined for the 14-meter level difference of the house, which stands out as the determining factor in the design. In the existing buildings, an approach that ignores the slope has been seen generally. In this context, the house exhibits a respectful attitude towards the surroundings with its gradually fitting effect on the slope in harmony with the topography, and it differs from the existing buildings with this basic approach.

The land having a slope of approximately 55% contains four different levels. There are living room and kitchen spaces in the main entrance mass located on the middle level. While the kitchen separates from the entrance with the sliding, there is no separating element between the living room and the kitchen. Both places have intercourse with the viewing terrace and dining area.

The ground floor takes in charge of the main living function in terms of the relation of the floors. It undertakes a transition function between the main bedroom on the upper floor with its living space and the kids and teen rooms on the lower floor. The second mass is separated from the main mass with a semi-open transition, while it provides an indoor parking function under it. It turns into an independent unit for the guests at the upper level. The roof of this mass becomes an important open space with resting and viewing functions as a terrace for the use of the living area located at an upper level in the main mass.

Thanks to the partial burial of the building in the ground, open space usage opportunities provide at different levels. In addition, with the fact that a significant part of the building is located in the soil, an ideal situation has occurred in terms of thermal insulation and a cool ambient temperature has been achieved spontaneously in the summer period. Also, warm ambient temperature in the winter period without any mechanical system is provided.

The upper level of the entrance, +3.50 level is reserved for the master bedroom and its living area. The master bedroom, dressing room and main bathroom are located in the south, while the kitchen and hobby room are placed north for parents’ use. Designed as a semi-open area with wooden beams, the hobby terrace is connected to the hobby room with an external corridor. The moving panels placed in this area provide solar control and flexibility of use.

Open spaces which are supporting the interiors of the house have an important place in the project. While these open spaces function as the main living spaces of the house in the spring and summer periods, sometimes they are an alternative option to the horizontal or vertical circulation of the house. The semi-open passage, the road and the landscape stairs provide circulation without entering the building. A dynamic space setup is aimed at the building with these intermediate spaces created between indoor and outdoor spaces.

The masses that settle in four different levels in the project were separated with the use of materials. The natural stone coming out of the land was used to integrate with the land at the two bottom levels. Despite this separation in the use of materials on the facade, a very simple palette of materials was used inside the building. This simple language ensures that the sea view can be seen from every level of the house as complementary in the interior. By preferring gray color for floor coverings, the harmony between interior and exterior is provided. Meanwhile, the use of dark brown-toned marble as a contrast in the fireplaces, dining tables, and coffee tables for interior surface coverings is provided.
